Why Miami windows spot so fast

Miami tap water carries high concentrations of calcium and magnesium. When irrigation systems overspray onto glass, which happens on nearly every residential lot with in ground sprinklers, water evaporates and leaves a mineral film behind. One season of that is cosmetic. Two or three and the minerals begin to etch into the silica of the glass itself. At that point standard cleaning does nothing. The deposit has to be cut out, not wiped off.

Pure water exterior vs traditional squeegee

We run deionized and reverse osmosis filtered water through a carbon fiber pole on every exterior clean. Water that pure has no dissolved solids so when it dries it leaves nothing behind. No streaks, no water marks, no residue on frames or sills. The pole system reaches second and third story glass without a ladder resting on your gutters. Inside, we squeegee by hand where water control matters more than reach.

When spots have already etched: CeriGlass restoration

If hard water deposits have been on your glass long enough to etch the surface, no cleaning solution removes them. The damage is physical, not chemical. CeriGlass is a cerium oxide polishing compound applied wet to a rotary pad that works the mineral intrusion out of the glass surface without scratching it. We assess each pane before quoting restoration. Some come back to near new clarity. Others are too far gone and replacement becomes the honest conversation. We will tell you which is which before we start.

Screens, tracks and sills, the parts most crews skip

A clean pane behind a dusty screen still looks dirty. We pull every screen, wash both sides, rinse and re-install. Tracks get vacuumed first to remove compacted pollen, grit and dead insects, then wiped down with a damp cloth. Frames and sills get the same treatment. These are the details that separate a window clean from a window detail, and they are included on every job, not sold as add ons.

New construction in Aventura, Davie and Weston

The build out corridor along 380 and into Weston creates a specific window problem. Construction dust is silica heavy, gets embedded in screens, coats frames, and bonds to glass in ways that standard cleaning underestimates. Post construction window cleaning requires longer dwell times, more aggressive agitation on frames, and full screen and track work on windows that may never have been cleaned since installation.
